What services do you offer?

How do you clean windows?

We use a water-fed pole with purified water and a soft brush on the glass, then rinse it so it dries clear. We clean most houses around Belfast and Lisburn from the ground, so there's no ladder against your house.

How often should windows be cleaned?

You choose how often we come: every 4 or 8 weeks. The instant quote shows the price for both. There's no contract. After your first three cleans, you can stop whenever you like.

What if I'm not happy with a clean?

Tell us within 24 hours and we'll come back and clean again, with no argument and no extra charge. That covers the window clean itself, so if something was missed or the glass isn't right, we'll put it right.

Do you clean the frames, doors and sills as well as the glass?

Yes. The glass, frames, doors and sills are all included, rather than charged as an extra, and the brush cleans them all together. Conservatory roofs can be added to the same visit.

Why do you use pure water instead of a squeegee?

Tap water carries dissolved minerals that dry on the glass as spots and streaks. We filter them out, so the rinse dries invisible with nothing to wipe. There is also no detergent film left for dirt to stick to, which is why pure-water windows stay clean longer.

What does window cleaning cost?

The instant quote gives you a price for an average-sized house of the type you pick, and it shows the price for a typical three-bedroom semi. If your house is bigger than usual, or has a lot of extra glass, we'll get in touch with an updated price before anything is booked.

Do you clean windows in the rain?

Yes. Rain is clean water, so it doesn't undo the work. The glass has already been rinsed with purified water, and it dries the same way. We only stop for high winds, because a long pole isn't safe in them.

Do you pressure wash roofs?

No, and neither should anyone else. High pressure strips the granules off concrete roof tiles and can force water up under the laps into the roof space. We use a stainless steel rotary surface cleaner that sits flat against the tile, then apply a biocide treatment that kills the remaining spores.

How long does a roof clean last?

The clean keeps improving for several weeks after we leave, as the biocide kills off the remaining growth and it weathers away. How long it stays clean depends on how shady and damp the roof is. North-facing roofs under trees grow back faster than open, sunny ones.

Will cleaning my roof block the gutters?

Cleaning a roof brings a lot of moss down into the guttering, so we clear the gutters and flush the downpipes afterwards as part of the job rather than as an extra.

What is soft washing and why does render need it?

Soft washing uses low pressure and a cleaning solution that kills the algae, rather than force. Render, pebbledash and painted walls are easily damaged by a pressure lance. The surface blows off and water gets driven in behind it. On silicone or K-rend finishes, it destroys the layer that keeps the water out.

Do you offer residential and commercial pressure washing?

Yes, and commercial is a big part of what we do. For homes, we clean driveways, patios, paths and yards. For businesses, we clean car parks, loading bays, service yards, forecourts, bin stores and unit fronts, and we soft wash cladding and walls rather than using high pressure. We can do a single job or come on a schedule. Send us the address and a photo if you can, and we'll usually reply with a price within a few hours.

How do you price pressure washing?

We price it on what's actually there: the size and type of surface, how dirty it is, and whether the joints need re-sanding afterwards. Send us the address and a photo or two and we'll price it from that. Nobody needs to call round first.

How do you price gutter clearing?

We price it on the number of sides, plus a garage, extension or conservatory if you have them, for an average-sized house. One or two sides cost the same starting price. If your house is bigger than usual or three storeys, we'll get in touch with an updated price before booking. Use the instant gutter quote to get a price straight away.

How do you keep the work safe?

We work from the ground with poles wherever we can, wear the right PPE, and complete a method statement and risk assessment before larger or commercial jobs. Public liability cover is £1,000,000.

What are your working hours?

Monday to Sunday, 8:00 am to 8:00 pm. We often do larger or commercial jobs at weekends. Just tell us what suits you when you get in touch.

Do you have insurance?

Yes. We have public liability insurance up to £1,000,000, covering work on homes and businesses.

What payment methods do you accept?

You pay after each clean, unless we agree something else for a commercial account. Direct Debit through GoCardless is only charged after the visit, and cash, card on a machine or bank transfer are fine too. More detail here: How we work and how payment works.

How much is window cleaning for a three-bedroom semi?

It's £19 a clean every 4 weeks or £24 every 8 weeks, with the glass, frames, doors and sills all included, for an average-sized three-bed semi. Terraced houses cost less and detached houses cost more. If yours is bigger than usual, we'll confirm an updated price before booking. Do I have to commit to a regular round?

For house windows, yes. We clean on a round every 4 or 8 weeks, which works out cheaper and means you stop having to think about it. There is no contract and no notice period. After your first three cleans, you can stop whenever you like. Gutters, pressure washing and commercial windows can be booked as single jobs, for example before a house sale, after building work, or when a property has sat empty.

Why is there a minimum of three cleans?

The first clean is the big one. It takes us much longer to get off the built-up dirt, so we only cover our costs by the third visit. That's why we ask for a minimum of three cleans. It keeps our prices low, and there's no contract after that.

Do I need to be at home when you clean the windows?

No. The work is all outside and done from the ground with a pole, so most customers are out when we call. We just need to be able to get to the back of the house, so leave side gates unlocked if they are usually bolted. You get a message before we come.

Do you cover my area for window cleaning?

Our window cleaning rounds are around Lisburn. Put your postcode into the window cleaning quote, and it will tell you if your street is on one of our rounds. If it isn't, send your details anyway and Dave will check your address and come back to you with a price today.

Can I have the conservatory roof done at the same time as the windows?

Yes, and most people with a conservatory do. We can clean the roof panels, the frames and the conservatory gutters on the same visit. That way the whole house looks clean, rather than having clean windows next to a green conservatory.

How much does gutter clearing cost?

Gutter clearing starts at £70 for one or two sides of an average house, and that includes flushing and checking the downpipes. Three sides is £105. The prices for four sides and for a garage, extension or conservatory are in the next answer.

How much is it to clear the gutters on all four sides?

It's £140 for a standard four-sided house, with the downpipes flushed and checked as part of the price. Add £15 if there's a garage or an extension with its own gutter, or £10 for a conservatory. The instant gutter quote works it out in under a minute.

How often should gutters be cleared?

Once a year is enough for most houses. If you're under trees, or the wind blows leaves up against your roof, it's better to have them cleared twice: usually in late autumn once the leaves are down, and again in spring after the seeds and blossom. If water spills over the front edge of your gutters in heavy rain, they're already blocked.

Why use a gutter vacuum instead of a ladder?

A vacuum works from the ground with a camera on the pole, so nothing leans against your gutters and nobody has to climb a ladder at your house. A ladder rests on the gutter itself, which is what cracks the brackets and pulls gutters out of line. The vacuum is quicker too, and we can show you inside your gutter before and after.

Is gutter clearing the same as gutter cleaning?

Not quite. Gutter clearing means emptying out the inside of your gutters and unblocking the downpipes, so the rain can run away. We do it from the ground with a gutter vacuum. Washing the outside of your gutters so they look white again is a separate job. That's our gutter, soffit and fascia wash, which we price separately.

Do you offer autumn gutter clearing around Lisburn and Belfast?

Will pressure washing damage my block paving?

Not when it is done at the right pressure with the right head. What does cause damage is a narrow lance held too close, which scars the block face and blasts out the kiln-dried sand in the joints. We use a flat surface cleaner for the bulk of it, and re-sand the joints afterwards so the paving locks back together.

Does block paving need re-sanding after it is cleaned?

Yes. Cleaning takes the old sand out of the joints along with the weeds and moss, and paving left unsanded starts to shift and sink. We brush in fresh kiln-dried sand as part of the job. Concrete, stone and tarmac do not need it.

Can I get the windows and gutters done on the same visit?

Yes, and it saves you money because we are only travelling and setting up once. There's no instant price for a mix of jobs, though. The online quotes price windows and gutters separately, so send us the address through the quote form and we'll come back with one price for everything.

Is there a way to bring the price down?

Get more than one thing done on the same visit. Windows and gutters together, or a driveway and a patio at once, works out cheaper than two separate trips because we are only travelling and setting up the once. Send the address with everything you want doing and we will price the lot as one figure.

Where are you based?

We are based in Lisburn. We are a local van rather than a franchise or a call centre, which is why Lisburn, Belfast and the towns between them get the most availability.

Do you take on commercial contracts?

Yes. We clean shop and office fronts on a set day so we don't get in the way of your trade. We also clear warehouse and factory gutters up to 70 feet from the ground, and clean yards and hard standing. Regular commercial work is invoiced monthly. Public liability cover is £1,000,000 and we complete a method statement and risk assessment before larger jobs.

How soon will I hear back after asking for a quote?

Usually within a few hours, and same day in almost every case. For windows and gutters, you don't need to wait for us at all, because you can get a price online straight away. For everything else, sending a photo with the address is the quickest way to get a firm price.
